Frequently Asked Questions
Q- Does Tulsa Patioscapes offer discounts (Military, senior
citizens, etc…)?
A- Unfortunately, No…..We put our estimates together with all
that is needed to cover materials, labor and costs to keep
business operations going, we realize costs are sometimes
high, so we figure projects tight.
Q- Are there unforeseen costs in the estimate prepared for me?
A- When figuring the costs of a project, we take everything into
consideration that is needed to complete the project and add
that to the estimate, unless the scope of the work has changed
in conversation, the costs are what they are in the provided
estimate. Items needing utilities (such as electrical, gas,
water, etc…) are to be quoted separately by the licensed
contractors providing the work.
Q- Do you take Credit Card?
A- Yes, when the invoice is emailed over to you, it will include
a link to allow for credit card payment.
Q- Do you work with HOAs?
A- In scenarios where an HOA approval is needed, we will most
certainly be available to answer any questions that the HOA
might have. It is up to the homeowner to request approval
from their HOA. In most cases, an outline of the project
description (along with a link to our website) will suffice.
Q- We have pets…will that be a problem?
A- Not a problem at all, the project manager can help with an
explanation of when we will be doing what to allow you to
plan for times that the pet is unable to come out (during
concrete work usually).
Q- Do you offer financing?
A- We are not set up to offer financing at this time.
Q- If my budget does not allow for me to complete the project all
at once, can it be completed in phases?
A- Of course, It is always best to get what you want in the long
run without having to say “I wished I would have…”. As
long as we plan for the future while doing the projects (Add
footings for posts, fireplaces, etc…. or add stub ups within
the slab for utilities) the project can be added on to at any
time in the future.
Q- How long will my project take?
A- The time a project will take to get completed will vary on the
scope of the project and what time of season it is. We break
up the projects into (3) crews (Concrete,
Woodwork/Carpentry and Masonry) with utilities (plumbing
and electrical) mixed in as needed to make sure the project
isn’t held up. Your project will get scheduled based on where
we are with each crew at the time with ongoing projects. We
work on a first come, first serve basis and your name gets put
on the board and kept in order of projects based on when you
signed your contract. Once each crew starts… the average
timing on projects is a week or less for each crew. We do not
make a habit of pulling a crew off a project once started
(unless there is an understanding between homeowner and
contractor).
Q- What is the payment schedule?
A- Once you have agreed to work with Patioscapes, we put your
name on the board ASAP at no cost (even if some details of
the project still need locked down), this helps lock in your
place. Tulsa Patioscapes will invoice for a deposit prior to
each portion of the project (Concrete, Woodwork/Carpentry
or Masonry).
Example- You will receive an invoice for deposit (1/2 down)
on concrete work before work starts, then when work is
completed and you are satisfied, an invoice for the final on
concrete work will be sent out. The same goes for the other
aspects of the project.
In some rare cases a draw might be needed (not to
overshadow work completed) to help with ongoing costs on the
project. This is usually on large projects.
Q- What kind of warranty does Patioscapes offer?
A- We want your referral and future business; we will make
sure we take care of any issues deemed unsatisfactory by
the customer that are within fault of the work that has been
completed.
Q- Why are there “cracks” in my lumber?
A- Wood checking (also known as splits) is a natural process
that occurs when wood dries and cracks due to uneven
shrinkage. It happens when the surface of the wood dries
faster than the core, causing the surface to shrink while the
core remains moist. The tension created by this difference in
moisture content can pull the woof fibers apart (resulting in a
check). Our lumber supplier is very good at separating out
materials that have significant checking prior to loading. In
most cases it is something that is unforeseen until a later date
or once installed. Checks usually only affect the surface of
the wood and do not diminish the integrity of the lumber.
This can be found in softer woods (Cedar and Douglass Fir)
that are larger in size (usually lumber that is 6” or greater in
dimension).
